Finding a house you like in Pleiku is only half the job; the other half is paperwork, because anyone staying a while has to be registered with the police. If you are a foreigner, the landlord files for you and you hand over your passport. If you live in Vietnam on a registration from another place, you register yourself. Below: reading listings and new ward names, registering on time, then what to settle with the landlord.

Arriving in Pleiku: viewing houses and reading ward names in listings

Landlords set their own rent and there is no published price list, so the numbers live in the listings. Open the property classifieds (batdongsan.com.vn, nhatot.com, muaban.net) and the Pleiku house-rental groups on social media, filter by ward (type both the new and the old ward name, since listings mix them) and note a few similar houses posted recently. The middle of that group is the real level; a listing that has sat for weeks is usually an asking price nobody accepts. Ask whether rent includes electricity, water, internet and parking before you compare, and view at least two houses in person before paying a deposit.

Many listings still use the old ward names. Since 1 July 2025 the old wards and communes have been merged: Tây Sơn, Hội Thương, Hoa Lư, Phù Đổng and Trà Đa commune became Pleiku ward, while Trà Bá, Chi Lăng and Hội Phú became Hội Phú ward. So a house advertised in “Hoa Lư” is now in Pleiku ward, and you give the new name when you register. The new names of the other five wards and two communes, and where each office sits, are on the Pleiku wards after the merger page.

Tip: A listing that says “Hoa Lư” or “Trà Bá” is still worth opening: those names now sit inside Pleiku ward and Hội Phú ward.

Renting as a foreigner: your landlord files the declaration

A foreigner is declared by the person who runs the accommodation, to the ward or commune police. That covers rented houses and flats, and the declaration is made as soon as you arrive. In practice: give your passport to the landlord or building manager so they can file it. More for foreign guests is on Pleiku for foreign visitors.

If you have a residence registered elsewhere in Vietnam

If you rent for 30 days or more outside the commune or ward of your permanent residence, for work, study or any other reason, the 2020 Law on Residence requires you to register temporary residence. Temporary residence lasts up to two years and can be extended many times, with the extension filed within 15 days before the registered end date.

Item Rule
Where to file the commune-level police
Processing time three working days from a complete, valid application
Fee, in person 15,000 VND per registration
Fee, online public service portal 7,000 VND per registration
Rental, loan or lodging document no notarisation or certification required

Tip: Online is cheaper, so with a level 2 VNeID account do it on your phone.

The Law on Residence was amended from 1 July 2026, with detailed guidance from the Ministry of Public Security. The temporary residence guide on Chinhphu.vn behind the table may not show every change, so we recommend asking the ward police which proof of lawful housing they currently want.

Filing on your phone, and the paper from your landlord

You can skip the police office and register temporary residence on your phone if you have activated a level 2 electronic ID account (see the Gia Lai police guide). In VNeID, open “Thủ tục hành chính” (administrative procedures), choose “Dịch vụ cư trú” (residence services), then “Đăng ký tạm trú” (register temporary residence), and photograph or upload PDFs of the papers proving lawful housing. Progress shows in the app, and every file gets a look-up number, so screenshot it. Papers already in the database or on VNeID are not requested again.

The key document is the lease. It needs no notarisation or certification, so you and the landlord can draw it up yourselves as long as it names both sides and the address. Ask while viewing, before any deposit, whether the landlord will sign one, and put the deposit, the contract length and how electricity and water are split into it.

Staying long term and wanting permanent residence

To register permanent residence at a rented home, the 2020 Law on Residence requires the consent of the lawful owner of the home, and of the head of household if you join an existing household. Current conditions, documents and fees are in permanent residence in Pleiku, so check that page.

Choosing a house also means choosing the area you will live in. With small children, read kindergarten and primary school enrolment in Pleiku; with older relatives, know which hospital is near where you live. More on daily life is under Living in Pleiku.
